Real estate appraisal services represent a significant portion of the professional service we currently perform. With MAI (Member Appraisal Institute) and CRE (Counselor of Real Estate) professionals on staff, we are able to perform appraisals of all types of real estate assets. Our primary clients are banks and other financial institutions, the majority of whom require that their appraisals comply with recognized industry standards and appraisal reporting requirements. Among the well-known properties we have appraised are the Coco Palms Resort on Kauai, Trump's Castle Casino in Atlantic City, and The Lodge at Pebble Beach in Carmel, California. Full-service hotel appraisals include The Four Seasons in New York City, Le Meridien in Chicago, and the Regal Biltmore in Los Angeles. In addition, we have special expertise in appraising large numbers of properties for a single client. This latter experience is important to clients whose properties may be spread over a wide geographical area. Representative Projects UNITED STATES Anchorage, AK - Appraisal of the Sheraton Anchorage for the buyer in the sale. Appraisal of 28-Hotel Portfolio - CDL International retained PKF Consulting to value the complete U.S. holdings of Regal International Hotels for its sale to CDL Hotels-USA. Total value of the assets was in excess of $600 million. The PKF/C evaluation was an instrumental element in determining the purchase price, as well as the financing for what is one of the largest hotel portfolio sales of the year. The sale involved the majority interest in 26 hotels and minority interest in two others. Twelve of the hotels carry the Regal name, while the others, carrying various flags, were managed by Richfield Hospitality Services, Inc. The hotels are located across the U.S. and include the Regal Alaskan in Anchorage, the Regal Biltmore in Los Angeles, the Regal U.N. Plaza in New York, the Regal Bostonian, and the Regal Cincinnati. Beverly Hills, CA - Development consulting and appraisal of the Peninsula Beverly Hills Hotel for Belvedere Hotel Partnership. Denver, CO - Retrospective valuation of the Holtze Executive Center for a litigation support project. Douglasville, GA - Appraisal of a proposed 244-room convention hotel in Douglasville, about 15 miles west of downtown Atlanta. The project involved a public-private partnership in which the City of Douglasville will provide the funds to develop the meeting and convention facilities and the private sector will fund the development of the lodging facilities. Estes Park, CO - Appraisal of the Stanley Hotel & Conference Center for portfolio review. Honolulu, HI - Appraisal of the leasehold estate in the 626-room Prince Kuhio Hotel. Long Branch, NJ - Valuation of the development of the former Long Branch Hilton Hotel after its conversion to the Ocean Place Resort and Conference Center. Los Angeles, CA - Appraisal of the Century Plaza Hotel assuming significant renovations and a repositioning of the Tower. Los Angeles, CA - Appraisals of several hotels in the Downtown area including the Hotel Inter-Continental, Marriott Downtown, Westin Bonaventure, Regal Biltmore Hotel & Office, and Hyatt Regency. New York, NY - Appraisal of the Four Seasons Hotel for financing purposes. Oceanside, CA - Pre-opening appraisal and market analysis for the Four Seasons Aviara Resort for financing purposes. Orlando, FL - Appraisal of the two largest hotels in DisneyWorld, The Dolphin and The Swan Pebble Beach, CA - The Pebble Beach Company, including four world-class golf courses, was recently acquired by a consortium consisting of Clint Eastwood, Arnold Palmer, Peter Ueberroth, and GE Investments. PKF Consulting was retained by the owners to perform a valuation of this very complex asset, as well as to render an opinion on the solvency of the transaction. The sale was in excess of $800 million. Phoenix, AZ - Appraisal of the Sheraton Phoenix Airport Hotel for refinancing. San Antonio, TX - Market value appraisal of the 500-room Hyatt Regency Hill Country. San Diego, CA - Appraisal of numerous proposed and existing hotels including the Hyatt Regency San Diego, the Hilton Garden Inn Bridgeworks, and the Town & Country Hotel. San Luis Obispo, CA - Appraisal of hotels including the SeaVenture Resort, Inn at Morro Bay, Cliffs at Shell Beach, and the Apple Farm. Santa Barbara, CA - Appraisal of the Bacara Resort, a luxury oceanfront resort. Santa Monica, CA - Appraisal of several hotels in Santa Monica including the Loews Santa Moncia Beach Hotel, DoubleTree Guest Suites, and Four Points Hotel. Scottsdale, AZ - Appraisal of the Radisson Scottsdale Resort & Spa for the buyer of the property. Various Locations - Appraisal of all 26 U.S. hotels owned by Regal International Holdings, Ltd. Properties included the U.N. Plaza in New York, the Knickerbocker in Chicago, the Biltmore in Los Angeles, and the Riverfront Hotel in St. Louis. Virginia Beach, VA - Appraisal to establish market value of the Founders Inn and a proposed golf course for the Christian Broadcasting Network (CBN) organization. Engagement involved estimating the market values of the ownership rights in the property upon completion of the expansion and the new golf course, and upon stabilization. INTERNATIONAL Grand Cayman Island - Appraisal of the full-service Treasure Island Resort on Grand Cayman Island. Saint Martin, FWI - Appraisal of the 4 star La Belle Creole Resort, Saint Martin, French West Indies.
